The renovation of a 100 year old heritage-designated building in the heart of Victoria, BC included transforming a historic hotel into a 97 micro-unit apartment building with common areas for tenants. The approach was to reveal the hotel’s rich history while updating the living experience to express modern convenience and design. While NOI was significantly improved, the greatest value creation was due to the fact that the cap rate was cut in half as a result of the conversion to residential from hospitality use.
